Strategic Pricing

Pricing right from day one is the single most important factor in selling your home. Your agent will prepare a Comparative Market Analysis (CMA) using recent sales, active listings, and market trends in your specific neighborhood. Overpricing leads to stale listings; strategic pricing generates multiple offers.

Prep & Staging

First impressions sell homes. Declutter, deep-clean, and make minor repairs before listing. In Central Jersey, professionally staged homes sell faster and for more money on average. Your agent can recommend trusted stagers and contractors to maximize your home's appeal without breaking the bank.

Step 3

Professional Marketing

HDR photography, drone aerial shots, 3D virtual tours, and a compelling listing description aren't extras, they're essentials. Your listing will be syndicated across Zillow, Realtor.com, Redfin, and social media. In today's market, 97% of buyers start their search online.

Step 4

Showings & Open Houses

Your agent coordinates showings, hosts open houses, and gathers buyer feedback. In NJ's competitive towns, a well-executed first weekend can generate multiple offers. Keep the home show-ready and be flexible with scheduling. The more accessible it is, the faster it sells.

Step 5

Offers & Negotiation

When offers come in, your agent reviews each one beyond just the price. Contingencies, financing type, closing timeline, and escalation clauses all matter. In NJ, once you accept an offer, the 3-business-day attorney review period begins where both attorneys negotiate final contract terms.

Step 6

Closing the Sale

After attorney review, the buyer completes inspections and secures financing. As a seller, you'll need to provide NJ-required disclosures, a smoke/CO detector certificate, and clear title. At closing, you sign the deed, pay the NJ Realty Transfer Fee (typically 1% of sale price), and hand over the keys.

New Jersey Seller Tips

  • NJ sellers pay the Realty Transfer Fee, typically $4.25 per $500 of sale price, with an additional 1% on homes over $1M
  • Seller disclosure is required by law. You must disclose known material defects
  • Smoke and carbon monoxide detector compliance certificates are required before closing
  • Attorney representation is standard in NJ; budget $1,500 to $2,500 for your closing attorney
  • Capital gains exclusion: up to $250K (single) or $500K (married) if you've lived there 2+ of the last 5 years
  • NJ exit tax: sellers must pay estimated state income tax or file for exemption at closing
